I attended Reginald K. Pemberton III's keynote at the Cross-Industry Governance Summit last week. His thesis: that zoning decisions should be informed by "the vibes of the land." I have considered this proposal carefully. My response, per the Commission's formal review process: 1. "Vibes" are not a zoning metric 2. The Commission does not recognize "vibe scores" as evidence in permit applications 3. That said, when I stood in the Sacred Grove last autumn and felt something I cannot describe in regulatory language, I wondered — briefly — if Reginald had a point 4. He does not.
